Provide a way to allow contractors to see work orders with their own contractor Portal/login.

This is great tool for managing rent payments

PROS: What I like most about this software is the fact that I can keep track of all past payments. Thankfully, we don’t have to use bank automatic pay systems which was difficult to read listing of all past payments. In addition, the paymenst provide information of those who paid the bills. Also, we can submit maintenance requests via portal.

"User Friendly"

What do you like best about AppFolio Property Manager? Ease of use. I enjoy having one link to submit payments, submit maintenance requests, and even upload or purchase renter's insurance

Generally this is good software

Generally this is good software. However, the "upgrades" that are made are forced upon the user. What is an upgrade to a developer, can be cumbersome to the end user. I would like to be able to opt in and out of things like scheduling for example in maintenance billing. We don't use it, and it makes you have to scroll more to enter bills. That would be just one example.

Coercive Use of Software to Mask Poor Accounting…

I am a tenant in a property managed by one of your property management customers (Acorn + Oak Property Management of Durham, NC. The company is using your software inappropriately by claiming I have an unpaid rent bill when I have documented evidence that I paid it. The company made an accounting error and is using your software to try to coerce me to help them cover it up. (They keep billing me for an unpaid bill.) AppFolio should prevent the company from using your software in this manner.

Better than Excel but I would try a different program if I was not already stuck.

The software is a one size fits all program with no flexibility or concern about what the users request. They have a suggestions forum yet the ideas that hundreds of customers are saying are essential are ignored. But they recently started offering another pay to play feature and doubled what they charge for ...
