AppFolio Property Manager Reviews in August 2026: User Ratings, Pros & Cons

Good but I would try something new.

While the software has helped my Property Management company, the constant increase in charges, and complete lack of response to requested features is very disappointing. Unfortunately all issues are pushed off onto a suggestions forum. The features that create additional revenue streams for AppFolio are added while seemingly simple features with hundreds of votes are ignored. I am stuck but if I was starting over I would try somewhere else.

We're enjoying it!

AppFolio is a remarkable improvement from our last property management software. There are some changes I would like to see in regard to some report layouts & the inability to integrate GAR leases (state real estate board approved leases) into the system. However, AppFolio is receptive to input from property managers and their customer service is super fantastic. I'm enjoying the software and I think it's a really good fit for our company.

If I could I would give five negative starts. By far the worst customer support I have ever seen. These people don’t even have a basic accounting knowledge but they work for an accounting application and answer the phone. Every time I called with a question it was apparently “too complex” to solve it over the phone so they would start a case. Then I wouldn’t hear from them for days or at all. Even when somebody finally got back to me they provided some vague answers and none of the ...

AppFolio is the most advanced

AppFolio is the most advanced, user friendly and superior property management software available. We have used the top 3 PM software over the last 15 years and AppFolio is by far #1 in our opinion. The addition of Lisa (AI leasing partner) to our AppFolio has been great. Our tenants and owners appreciate our switch to AppFolio as does our office staff/onsite managers.
