I strongly regret my decision to change to AppFolio for multiple reasons. A handful of these issues are dealbreakers for me. I wish I would have exposed their unethical operations prior to signing a 3 year contract! My owners have repeatedly told me they miss my old software. Clients don't like their portals or their reports. The income statements are not intended for owners which makes no sense. AppFolio complicated tracking renters insurance and caused a lot of headache with residents. ...

Just got an email from rental co. App folio is charging for e check now. Seriously ? Already charge 3.49% for cc, 9.99 for debit card payment. What a rip off

If you need help don't expect easy access, any sense of immediacy or an answer at all.

You get what you pay for!

You get what you pay for! I have worked for many years on this platform. It is expensive but this depends on the amount of properties involved. It takes away a lot of headaches in the Property Management field which enabled us to focus on the business. We added our accounting, back office, collections into this and it works great.

Great software but the support is not…

Great software but the support is not good at all. Trying to get a response to a problem is always a long wait time!!! Also there are times I have spoken with three different people and got three different answers. I wish I had a company who offers real support. While I am submitting this review today, this has been an ongoing problem.

The support is really not good

The support is really not good, it's hard to get anyone on the phone, you can chat but that usually doesn't get the job done. The system is good but it does have a lot of issues as well.

Appfolio did a bait and switch with Property Managers. They advertised free ACH (Echeck) payments for our tenants only to switch to a $2.50 fee per payment by echeck (and even more for credit and debit) after pressuring us to get our tenants to sign up for autopay via echeck. They have no remorse when I reached out about this sudden and drastic change and only simply offered to help me cancel - which we will be doing once we are set up with a new pm program. Sudden increase in tenant payment fees is insane. Telltale sign of a poorly run business.

What do you like best about AppFolio Property Manager? Appfolio equips plenty of tools that help streamline our processes. The ability to automate tasks, accept payments online, and the Smart Maintenance system have been invaluable to us. We also appreciate the ability to add notes and write detailed information.
