Greedy Company
I like to split my payments, half first week of the month and half last day before rent is due. They now added a transaction fee (that was $0) to $2.49 per transaction. They make money already by companies using their application now they are ripping everyone off that are paying rent through them.

MY TENANTS ARE BEING RIPPED OFF
I'm a property manager and I pay Appfolio well, in my opinion, for the services they provide. Until recently, their service was good and their fees were reasonable. That was until they decided to go from charging my tenants $0.00 for ACH payments, to $2.49. They did not give me reasonable notice for this most unreasonable change to their service. Wouldn't Recommend We've overall been happy with Appfolio, but with their decision to charge our tenants $2.49 (from free) for EFT payments and how they rolled this out is frustrating. Appfolio spent a lot of time offering training on how to get tenants signed up for their portal, and how to "sell" the (then) free EFT payment option. Ready to change.
I run a rather small property management firm in CT. After many years with RentManager and others, I was thrilled to find appfolio in 2018. They were ahead of the curve. Evolving toward cloud-based software and monthly subscription fees made sense. And fees were reasonable. But their latest money grab is unjustifiable and shameful. Appfolio has gone to the dogs!
I have used Appfolio for more than 8 years now. Appfolio used to be excellent software with excellent customer service. Since 2020, customer service has gone to the dogs. Since they went public, they don't care about the end user at all. It is 100% money grab, upcharges, junk fees, no answers, and no service. What do you like best about AppFolio Property Manager? Very simplified. I have hired people without Appfolio experience and in no time they feel comfortable. It is so user friendly compared to the other software available.

Removing Free Payment Options
This company went from offering a $0 e-check option to charging $2.49 an e-check, more than any other company out there. Then they told their clients to either pay $1 a unit to cover the fee for their tenants OR to push their $2.49 fee onto the tenants and low and behold a money grab was born. This was the only way to pay rent online for free… it’s giving elitism and corporate greed. Please stop.

Beware of AppFolio User Fees!
AppFolio is now charging apartment owners about $2.50 per month per unit to withdraw money automatically from our bank accounts. This is bizarre. No other company I've ever dealt with has charged for automatic monthly payments from bank accounts. Time to get rid of AppFolio and go back to mailing checks every month, which my bank will do for free with its bill payment system.
