AppFolio Property Manager Reviews in June 2026: User Ratings, Pros & Cons

Great Tool

Overall, I think this is a great tool for ownership and property managers to communicate with and care for tenants. I appreciate that I can manage rent payments and maintenance care, develop reports, and keep quite of bit of data of ownership, properties, tenants and vendors all in one place.

Color Option for Certain Clients

I really like this App, it is very user friendly. I would love to have a color option for certain Clients though.

Relate 1099

Relate 1099, we have too many owners outside the USA, when I ran 1099 Folio they made 1099 instead of 1042 form to these all owners . I need to do it manually and scan and post it to the owner's portal. When I looking the portal I saw1099 to all the international owners, because when I ran 1099, Folio took everybody.

With each update on the maintenance side it is getting much better and a great tool.

Service is non-existent and non-responsive

If nothing goes wrong, AppFolio is a good property management software choice. If something goes wrong, such as they deduct money from your bank account but do not provide ANY reason for doing so, you are on your own and hung out to dry. I have been waiting for customer support to resolve this issue for THREE WEEKS. I am unable to get any help after many emails and phone calls. Their telephone support is just a loop of messages and instructions on how to leave a message or get a call back. ...

I love the features and benefits Appfolio offers, from the application process to the accounting features. Smart bill makes it easy to receive bills and using the echeck feature makes the payment process seamless. I also like that Appfolio is responsive to the needs of their users through updated features and benefits.

Vicki Matus is a racist

Vicki Matus is a racist. Not only that, she has been harrassing me for 2 months now. Not only to her son damaging my property that I am renting, she constantly ignore all her tenants when we call or message her. My neighbors witnessed her son destroying property. She has also threatened me on numerous ocassions. Broke multiple laws in state of Texas during a pandemic. Someone please tell her to stop. I have called law enforcement on her in regards to her illegal business she is conducting ...
