This is an absolute need for property…prices too high for small companies like me

This is an absolute need for property managers. I would give it a full on 5 star rating except for one thing. We are a very small company that suffered greatly during the pandemic and barely recovered. The fees for using appfolio are killing me. I wish they would offer a lower tier pricing for companies like me who are very small

Absolutely no support

Absolutely no support! Transition was a nightmare. Accounting package is terrible. We ran owner distributions and many were left with negative numbers and no one at AF could tell us why. Reporting is almost useless. Owner statement is terrible and you cant do anything to make it better. We were promised a timely ACH of 2-3 days (this was a big selling point) and it takes longer that the solution we moved from. All sizzle and no steak! I do not believe we can properly manage our business ...

Account Ledger Can be Altered If…

Account Ledger Can be Altered If management/owners can Alter the payments what good is it for the tenants. They are trusting the ledger shows what they paid & it does unless management/ower decide to "cook" the books which they can. Yes they get sent a receipt but emails can be deleted and then they are left fighting about money they did pay but it's not what the ledger shows! And the management/owner states they owe it and didn't pay it. You really can't trust anybody at all today period.

What do you like best about AppFolio Property Manager? Ability to access from any online computer, phone or tablet. Program is well thought out and tested. Has many features that save time and effort. Automated showing, sales, invoice entry, work orders. My job is made easy with this software.

What do you like best about AppFolio Property Manager? I have been using AppFolio for six years and found the platform user-friendly. My favorite features are online applications, lease templates, and vacancy postings. I also use many reports every month, especially the delinquency report. Texting the individual tenants, units and property is very convenient.

What do you like best about AppFolio Property Manager? Collect rent online and advertise for rent, but now Advertise will not attract prospective tenants; I do advertise with Facebook I get more response

What do you like best about AppFolio Property Manager? It helps me stay on top of work orders. It also helps me keep in constant contact with my tenants - I like that it has the option to ping my phone when a tenant sends a work order, etc.
